You can also use it to refinance and lower an existing interest rate.

Similar to the VA home loan, it offers some great benefits when purchasing like no down payment required (in most cases), no need for private mortgage insurance, lowered closing costs, chance for a lower interest rate (on a 30-year fixed mortgage) among others.
